Vacant office block to make way for 42 ‘low-cost’ flats?

Antler Property CI Ltd has submitted a planning application to redevelop Samuel Le Riche House in Plat Douet Road.

Under the plans for the redundant office block, the company wants to build 21 one-bed apartments, seven two-bed units and 14 three-bed properties at the site.

According to the proposals, the homes will range in price from £180,000 for a one-bedroom apartment of 37.5 sq m, £215,000 for a larger one-bedroom apartment of 50 sq m and £270,000 for a two-bedroom apartment of 62 sq m.

Although the demolition of the three-storey building includes the loss of a 30-space car park, the plans include providing 44 parking spaces at the new development, along with landscaped areas.

Jamie Le Sueur, the managing director of Antler Property CI, said that the project aimed to provide apartments that were affordable for individuals or young families.

He added: ‘Our primary objective is to provide affordable apartments in comparison to what else is on the market.

‘It’s a good area round there – it’s residential, you can walk to town and it’s near Waitrose.

‘We’ve looked at the pricing of buildings coming on to the market and have pitched ours as low as we can.’ Mr Le Sueur explained that Samuel Le Riche House had not been used for some time as an office, and was currently used by the Fire and Rescue Service for training operations.

Each property will have a balcony and most will also come with a parking space. Mr Le Sueur added that the project could begin next summer if the plans are approved, and that the work was likely to take around 18 months.

A design statement prepared by Waddington Architects said: ‘A new purpose-built apartment is an attractive purchase for a young family who are keen to own a home of their own, but who are also acutely aware of the potential maintenance costs and inefficient use of space often found in older buildings.’

The design statement added: ‘Our proposed project replaces an architecturally unattractive, redundant office building with much-needed new homes of varying sizes and in a well-designed manner.’
