DANDARA has succeeded in gaining approval for an additional apartment to be added to a scheme in St Brelade despite opposition from nearby residents.
The developer’s scheme for the site at Fair Acre on Route Orange will now feature 14 residential units after members of the Planning Committee voted unanimously in favour of revised plans.
Dandara applied to develop the site between Les Quennevais and La Moye in December 2020, with an application for 15 units rejected by the committee in May 2021.
Revised plans for 13 two-bedroom apartments were also rejected before being approved on appeal in April 2023.
The latest application was that one penthouse unit within the scheme, with a total floor area of 173 square metres, would be replaced by two units, each of 117 sq mtrs.
Three residents of nearby properties criticised Dandara, with one speaker saying the company was “clearly seeking to increase profitability at the expense of people who live close by”.
Concern was also expressed about the additional balcony space attached to the two new units, with fears that these second-floor spaces would be large enough to host barbecues or other social gatherings for up to a dozen people, creating a risk of noise and loss of privacy for neighbours.
The scheme was defended by Mike Stein, advisor with MS Planning, who said the inspector for the recent appeal had considered there was ample capacity for the additional unit, which he said added only 3.6% to the overall size of the scheme.
Committee chair Constable Philip Le Sueur described the new application as a “relatively minor amendment”, and was joined by six colleagues in voting to back planning officers recommendation to grant approval.
