Plans lodged for house with four bedrooms, a golf simulator, two swimming pools and a gym

PLANS have been submitted for a four-bedroom house in St Brelade’s Bay – complete with a golf simulator, two swimming pools and a gym.

The planning application for Fontenay, situated in Rue de la Valeuse, near Sir Winston Churchill Memorial Park’s car park, also includes a steam room, gym and wine cellar.

If approved, the house would join a growing list of luxury developments built in the area in recent years, including the four-bedroom Villa Mont Gras d’Eau, the six-bedroom home on the former Zanzibar Restaurant site, and the five-bedroom La Falaise.

A planning statement, compiled by MS Planning for the proposed Fontenay property, states the building would fit sensitively into the skyline of St Brelade’s Bay.

‘The proposal makes an efficient use of land within the built-up area, which will help to reduce pressure on developing on greenfield sites in the countryside for further development while meeting the need for family homes, for which there is a

critical shortage. The scale, form, siting and design of the proposal is considered to be appropriate and it will not jar on the skyline.

‘Indeed, the building will only be visible from limited vantage points with public access, mainly Sir Winston Churchill

Memorial Park. However, the use of recessive materials will help to reduce what would be only a very limited additional impact.’

The planning statement adds: ‘The careful siting and design of the proposal and the relationship with neighbouring properties will ensure that no unreasonable impact is caused to the amenities of its immediate neighbours or the adjacent Listed Place (Sir Winston Churchill Memorial Park).’

The planning statement also makes reference to a report compiled by structural engineers, which says the existing house has cracks within load-bearing walls, is not compliant with radioactive radon gas regulations, and parts of it are not water-tight.
