Farmstead overlooking town could make way for 12 homes

Viermont Limited is behind a scheme designed by Castletree Architectural Services Ltd for Mont Martin Farm off St John’s Road, which was built in the 1900s.

The existing buildings comprise a house with an annexe and wing and a collection of outbuildings located below Clubley Estate and at the top of an east-facing côtil and woodland that stretches to the bottom of Queen’s Road.

The application will be considered against the built-up and green backdrop planning zones.

In the application’s design statement, the developer says the scheme is for 11 three-storey and one two-and-a-half-storey ‘traditional-style town houses’ in terraces of two, three and four houses.

‘The scale, massing and density of the terraced town houses of traditional design respect the Design Guidance for St Helier January 2013, and respond to the St Helier Urban Character appraisal of October 2005,’ it says in the statement.

‘The build height, orientation and layout of the new houses respects neighbouring properties.’

Each home would have a garden and storage shed and two parking spaces with an additional four visitor spaces on the site.

As the entrance to the site is on the sharp corner below Little Sisters of the Poor, if planning consent is given the access will be relocated and the adjacent pavement will be widened to improve road safety.

The applicant is also proposing to retain existing trees on the côtil and roadside, while also planting more trees and hedging.

‘The proposals include the long-term management of this area to bring the wooded côtil and associated scrub habitat into regular conservation management, improving its environmental condition and thus leading to an enhancement of the woodland biodiversity,’ Viermont Limited says in the design statement.
