C Le Masurier, which wants to build offices, a restaurant and covered walkway from Broad Street to Commercial Street, has said that there is not a big enough market for both developments and that potential occupiers have said they would prefer to be closer to town than The Esplanade.
In their first sitting of the newly-elected House, the States will debate next month whether to put off any development of The Esplanade or the old harbour areas until next year.
The plans for The Esplanade financial district include 621,700 square feet of office space, 400 flats, 1,420 underground car parking spaces, a 30-bedroom hotel and 65 self-catering flats, as well as three public squares and a winter garden.
