THE cost of buying a home in Jersey continues to rise for most property types and the speed at which houses are selling this year is accelerating, according to the latest House Price Index.

The average price of dwellings sold in Jersey in the second quarter of 2022 was 10% higher than the same quarter last year, according to statistics published on Thursday.

And the turnover of house sales was 26% higher than when it was last measured three months ago.

There were record average prices for one and two-bedroom flats and two-bedroom houses.

Only sales of three bedroom houses appeared to buck the trend with a slight fall in average prices.

The mean average price of three-bedroom houses sold in the latest quarter was £853,000, which was £45,000 lower than in the spring this year.

The Jersey House Price Index measures the combined average price of one and two-bedroom flats together with two, three- and four-bedroom houses. It includes properties transacted through the Royal Court as well as share transfer properties.

One-bedroom flat – £353,000

Two-bedroom flat – £536,000

Two-bedroom house – £664,000

Three-bedroom house – £853,000

Four-bedroom house – £1,329,000
