PLANS have been submitted to convert eight self-catering apartments in St Aubin into permanent residential homes due to decreasing demand for visitor accommodation.
The proposal seeks permission for a change of use of the existing accommodation at Harbour View – comprising five one-bedroom and three two-bedroom self-catering units – into eight residential properties for either rent or sale.
According to the planning statement submitted with the application, the move reflects changing demand within the visitor accommodation sector.
It states: “In recent years, the desire for guest house accommodation has become less and the ability to let rooms at an economical rate has become harder.”
The document explains that the property on Le Boulevard had already been converted from a guest house into self-catering accommodation “a few years ago” before the latest proposal was brought forward.
It adds: “It is with the above backdrop that we are applying to change the use of the one and two bedroomed units into residential units for rent or sale.
“We do not envisage needing to undertake any additional construction works for this to happen.”
Supporting documents emphasise that no physical alterations are proposed as part of the scheme.
Harbour View is identified in the application as a Grade 3 listed building and a site of special interest for its architectural and historical significance. This will not be impacted by the proposals.
The application confirms the building has a floor area of 491 square metres, with no increase proposed.
There would be no changes to vehicle access or parking arrangements.
