The woman was in her second-floor flat, in Hilary Street, when a fire started in a ground-floor electrical cupboard.
She made her exit by a rear balcony and onto the pitched roof, from where she was rescued by firefighters.
There were no smoke alarms fitted in the building.
The fire was discovered at around 2.30 am by a man who lived in the ground-floor flat.
