Plans submitted for Rouge Bouillon flats

Northside Ltd is applying to build the development at Lawrence Court Flats on the corner of Drury Lane in St Helier. If approved, the new development would be a similar height to the current block and would be made up of ten one-bedroom, 11 two-bedroom and one three-bedroom flats.

The plans, which have been drawn up by Waddington Architects, also include 20 parking spaces and areas for motorbikes and bicycles.

A design statement submitted as part of the planning application states: ‘The site lies within the built-up area where there is a presumption for redevelopment and involves a more sustainable form of redevelopment by making better use of the site within the town centre. The proposal [also] promotes
attractive urban living and fits in with, and enhances, its context.’

The application complies with Planning’s ‘percentage for art’ regulation that requires developers to deliver public art as part of new building schemes.

Waddington Architects have incorporated a special design in glass panels around the building’s front door to fulfil their PFA contribution.

‘The percentage for art proposals are intended to visually highlight the main entrance to the apartments, with the use of artwork applied to glazing around the entrance,’ the application’s paperwork says. ‘This will be colourful during the day and visually striking when backlit at night.’
